What a shame!
Just dump it at night in the recycling area. What are they going to do? Dust it for fingerprints?
The letter writer says that the management office said she would be prosecuted if she left the TV set outside, yet she quotes from NYC Sanitation Dept rules that state bulk items SHOULD be left at the curb. Therefore, what law is a tenant breaking by following the Sanitation Dept. rules? Last time I checked , despite their efforts , the Speyers have not yet been declared Lords of the Realm by The Lord Mayor (for life) Bloomberg and therefore cannot make any laws for which a tenant can be prosecuted.

Those bright red obnoxious notices are empty threats. No one can 'prosecute' for dumping in the carriage room. Tishman-Speyer could fine you as a tenant (if they can find you first), but to 'prosecute' implies something criminal and illegal and that a law or ordinance is being broken, which is unenforceable by TS anyway, and the City can't press charges since ST is private property. Think conversely: can ST security ticket you for speeding down the West Side Highway? Nopers...
The only way TS could have the City press charges as if ST were a 'no dump' site (which it is not) OR if the dumping becamse so much of an obstruction that it created a fire hazard, in which case the tenant STILL would not get the citation; the landlord (TS) does.
As for dumping on the curb- I think you could get into some trouble for the big items (ie- couches, entertainment centers, etc.), but how the hell are they gonna find out who you are?
Again...empty threats.
I remember when I was in college, any damages to the public areas of the dorms (hallways, bathrooms, stairways, etc.) were totaled up at the end of the school yaer then split amongst the number of people living in the building, regardless if you damaged anything or not. This was of course not the case if the individual(s) 'fessed up abd bore the charges him/herself.
Now that Stuy Town has unofficially become a mega dorm complex, I wonder if TS plans to just fine an entire building divided equally amongst the number of residents for kicked in glass, mouse traps, broken washers/dryers, dumped furniture outside on the curb, in the carriage rooms, etc.

TS is just doing imposing another rule that is designed to upset tenants, especially elderly tenants who are principally RS who are living on fixed incomes and are now looking at exorbitant fees to remove old stuff . Another effort to harass them and hope they leave
or disappear.
Discard your bulk items in the stairwells, no cameras. And don't leave any DNA!

It seems to me that TishSpey is always going to "push the envelope" to see what it can get away with. Whether it's something egregious like sending golub notices to innoccent tenants, sliming the system with the J51 scam or something petty like forbidding photography and furniture disposal, they will always try to see how much they can get away with. We just have to stand firm and not let them get away with anything big or small. Put the bulk waste where you've always put it, but do it at night when the maintenance staff are off duty in order to avoid any confrontation. If they would only put their energy into improving life for the residents (get real washing machines for starters) they wouldn't have half the cash drain and ill will that they have now. They remind me of the State Senate - a bunch of nincompoops who don't know which end is up.
Leave everything outside the leasing office on the sidewalk. It's city property. All the prospective new tenants (read bamboozled fools) will likely ask why there's so much discarded furniture outside. They'll be fed a lie of course, but its at least a sign to TS.

Sorry if I misunderstood. I almost lost my life a few years ago in an apartment building fire, and the only available exit was the window, so I'm very strict about fire safety now, to the point of paranoia!
Do you think Tishman Speyer is still interested in getting rid of rent stabilized tenants? it seems as if they are desperate for any renters.
Three questions:
1. Is it legal for TS to refuse to dispose of large items?
2. Is it legal to charge tenants for disposal?
3. If TS will no longer dispose of large items, does that constitute diminution of services, which would mandate a rent reduction?
Those are very good questions. I doubt that it is legal for them to refuse to dispose of large items without being paid to do so. Don't know about the diminution of services, though. I plan on calling the Sanitation Dept. on Monday to see if I can get some answers.
If an RS apt. is vacant for more than one year, it comes out of stabilization's system. A much less expensive way for TS to gain a new Market Rate apt.. Let's just say they aren't exactly sorry to see the RS tenants go. By only showing vacant "improved" apts. to potential renters (and with their current glut of vacancies), waiting for a mere 'one year' doesn't seem any more or less desperate than anything else they have done. More cost effective for them than the PIs and lawsuits, at any rate.
That's very interesting. Isn't there a law against them doing that, though? I thought there was a law against landlords "warehousing" rs apartments. Of course, respect for the laws concerning housing is an alien concept to Tishman Speyer.
Warehousing would be if they took it out of circulation "intentionally" for that purpose. Due to the extremely high (rumored to be approaching 20%) vacancy rate, they can simply state that they are ONLY showing "improved" apartments, at the rates that they advertise. I doubt if you ask for a "not improved" apartment at the leasing office, that there's even a chance of a positive response. The "agents'" eyes will glaze over (question not in the prepared spiel script), there may be some weeping (a common sign of confusion), there MAY even be a call to a "supervisor" (unseen and offsite) who clearly doesn't know what that even means!! "We have many lovely apartments currently available for rental." And they do!! I'm sure that what most would consider "warehousing" they look on as just another apartment that they needn't spend $$ on to bring over the luxury threshold. Especially with the luxury threshold (eventually... State Senate?!?) number$ due for adjustment, they aren't gonna put money in when they've got such a deep catalog of housing stock.

Peaches, where did you get that information? That is not true, as far as I know. If it were true, every landlord would be keeping apartments vacant.

In the meantime, the illegal warehousing that you spoke of, is DEFINITELY illegal when it's used by the landlord during a co-op conversion (landlords are allowed to hold up to 10 percent of their apartments off the market before a conversion). Not sure if it's illegal otherwise, as it's not affecting the "bones" of the financing.

Having heard anecdotally for years that what I claimed above (one year's vacancy bit) was true, I should have checked this out before posting. Sorry. According to the DHCR and RGB's websites, this is NOT true. Only the usual luxury/vacancy decontrol bullshit we all know of. That said, ca$h-poor TS still isn't about to $pend ANYTHING on "improving" a (now vacant) RS apartment when they've got SOOOOOOOOO many others going wanting. Not yet, at any rate.

I'll keep the site up so people will still be able to see what a luxurious mess Stuyvesant Town is and I'll write once in a while but I have to move on to some other things. I need to work on some projects that will open doors for me, projects I can take credit for and use to build working relationships. I really can't do that with LL.

In the meantime, join Freecycle at Freecycle.org. It is an international organization to keep stuff out of landfills. There are over 40000 members in NYC and someone will want your furniture, appliances, etc.
They will pick it up for free, on your schedule, so you don't have to pay 2 ST maintenance workers to remove it.

It's not a particularly user friendly site to register with, but after a few tries I managed to do it. Our Luxie is worth any and every bit of effort because he has been our spokesperson and outlet as a way to bring to light the horrors of the TS regime. When we have the foreclosure party and the Big Party in September when we win the J51 case, we should crown our Luxie King of the Bloggers and Hero of Stuyvesant Town.
