Shoddy work on Stuyvesant Town's Oval Amenities is becoming problematic.Tishman Speyer sure knows how to introduce a group of unwanted "amenities" to a disinterested Stuy Town. First they throw a private party in the Oval Lounge that is broken up by police after one of their lux guests attacks another guest with a beer bottle. Then they allow kids to play unsupervised near large garbage cans collecting the water pouring in from the ceiling. Now Oval Film seems to be water logged as well. A Sty Spy took this photo of the glorified TV room while repairs were being made to the glass facade. The suits don't look too pleased.

Stuyvesant Town's Oval Kids gets the Silence of the Lambs treatment.Stuyvesant Town's Oval Kids Amenity / Essential gets the hose again! Workers have been replacing and re-caulking the windows in the washed out wreck room days after children were allowed to play near large buckets of water and puddles caused by the leaks in the Apple-store-knock-off's facade. This morning a Sty Spy snapped a photo of workers doing their best Silence Of The Lambs impression just in time for Halloween. No sign of Precious.

Stuyvesant Town residents have been without gas in their apartments for ten days and counting.Stuyvesant Town residents at 526 East 20th Street are still without gas tonight so they shuffled back into the basement for another luxury buffet provided by landlord, Tishman Speyer. Residents were elated to eat baked ziti and "teriyaki" chicken for the tenth day in a row.

Stuyvesant Town residents are used to seeing large piles of garbage laying around for days at a time.Stuyvesant Town used to host a yearly flea market but discontinued it because the event didn't mesh with Tishman Speyer's new luxury image. However, apartments with limited heat and gas, and an excess of garbage piled outside just beg to be rented!

Stuyvesant Town residents are subjected to third world water conditions.For three weeks, several Lux Living readers have been complaining about the lack of clean water in their Stuyvesant Town apartments.Could excessive construction on the complex be causing the third world water conditions? An annoyed tenant at 622 East 20th Street writes:

"Does anyone know anything about the EPA and the last three weeks of dirty water? [In the past] I have had brown hot water because of Stuyvesant Town's hot water heating system, lack of maintenance (blowing down the line) and old pipes but this is the cold water. I just called 311 AGAIN. They said they had no information as to when the problem would be resolved.

I am going broke trying to live with this. Now not only do I have to drink with and cook with bottled water, I have to wash my salads and vegetables with it as well. We are showering in it, washing dishes in it and laundering our clothes with it. An inspector told me it wasn't the EPA doing their "routine maintenance." It was all the construction on the complex that was causing it. Someone is lying. I e-mailed the mayor's office. As usual, I have received no response. I cannot believe I am still living with this. "

It appears Stuyvesant Town management may have sent out their gas-back-on e-mail prematurely. Several residents have e-mailed Lux Living to say they are still without gas. One resident recently commented:

"As someone who lives in these buildings, I can report that gas is definitely NOT back on. In fact I haven't even seen that letter you posted. There were 3 guys in my apt today ripping out my kitchen cabinet and making a huge mess. None of them could tell me when gas would be restored. They were, however, nice enough to leave my stove standing in the middle of the kitchen so I couldn't access my sink."

A Sty Spy received an e-mail from management this evening that says gas has finally been restored though there is still no sign of little blue flames in the Sty Spy's apartment:

"Property Alert
October 29 , 2008: Gas Has Been Restored in Your Apartment

Con Edison has fixed the leak and gas has been restored to your apartment. Your laundry room is also operational.

Maintenance employees are currently going through your building to replace the hose connecting your stove to the pipes. Carpenters will go through at a later date to repair walls if and when necessary.

We sincerely apologize for the inconvenience and thank you for your cooperation with us during this time.

Stuyvesant Town residents have been without gas for nine days.Stuyvesant Town residents at 522, 524 and 526 East 20th Street file into the basement of their building to collect the dinner Tishman Speyer is providing to them on day nine of their gas outage. A Sty Spy tells us about the culinary delights being serving in the "luxury" rental property:

"...rancid salads, wraps and baked ziti. Most of the people eating there were the Stuyvesant Town security guards and the maintenance workers. Not surprising it is being served in the cinder block basement instead of one of the Oval Amenities. Go figure. The food is from Bruno's and I don't eat food from there as they consistently get poor inspection ratings from the NYC Department of Health.

The StuyTown Resident website they have suggested we use in the past few months, still only has the original posting from 10/20 and no updates."


Tishman Speyer has provided residents with very little information regarding the outage and can't say when the gas will be restored.

Dan Garodnick keeps Stuy Town residents up to date on their gas outage.Residents of 522, 524 and 526 East 20th Street in Stuyvesant Town have been without gas for over a week. Yesterday tenants received this letter from Dan Garodnick keeping them up to date since Tishman Speyer is doing a miserable job communicating with the tenants.

The Sty Spy who contributed this notice pointed out the food shortage at Tishman Speyer's basement dinner party is caused by the security guards and maintenance men who get a head start on the prison-style picnic, and not by neighboring tenants crashing as Tish-Spy reported to the Daily News.

Stuyvesant Town's Oval Kids springs a leak.Just two weeks after opening, Oval Kids' floor to ceiling glass windows have already sprung several leaks. A Sty Spy snapped this photo of a lux garbage can put in place to catch dripping water in the washed out wreck room. The Sty Spy says:

"Since it was raining today I decided to take my toddler to the Oval Kids room, the only "amenity" of any use to us.

Once there I noticed water dripping from those glass ceilings which protrude out from the structure. Obviously the ceilings were not sealed properly and were causing quite the mini-flood, because under one of the leaks was a giant plastic trash can, already halfway full of water. The other leaks did not have trash cans underneath them yet so they were soaking the floor.  In the photo you can see the trash can and one of the floor puddles.

It should be noted that little kids were running around this area and none of the staff members tried to stop them, or close off the area."

Just a week ago Oval Film underwent renovations for similar problems. The Oval Amenities / Essentials opened months behind schedule and were christened with a broken beer bottle swung by a rogue Tishman Speyer partygoer. The large, voyeur-friendly windows reveal there is little interest in the vacant fluorescent wonderlands.

Residents of three Stuyvesant Town building have been without gas for over a week.Stuyvesant Town residents at 522, 524 and 526 East 20th Street are still without gas, the Daily News reports today. Perhaps Tishman Speyer should considering turning the ghost town that is Oval Lounge into a soup kitchen! As usual Tishman Speyer blames non-residents for the shortage of meals they are providing...because there is nothing more glamorous than eating pre-cooked food in a basement.

"Three buildings in Stuyvesant Town have been without gas for a week, leaving angry residents of more than 300 apartments unable to cook or dry clothes.

"There are a lot of senior citizens in this building and they haven't been able to cook," said Eva Grubler, 53, who lives in one of the buildings. "I think we should be compensated."

The gas for the E. 20th St. buildings was turned off last Monday due to a leak in the main feeder pipe, said Robert Lawson, a spokesman for owner Tishman Speyer. The management said it's working with Con Edison to get the gas back as soon as possible.

Con Edison can't turn the gas on until all necessary repairs have been made, said Con Ed spokesman Alfonso Quiroz.

"We're not going to restore gas until the situation is safe," he said.

Lawson said management has been providing meals for residents. Residents said the food doesn't fit some folks' dietary restrictions and often runs out because nonresidents are sneaking in to eat."

Tishman Speyer has difficulties upgrading the laundry rooms in Stuyvesant Town.Tishman Speyer is doing a lot of apologizing to Stuyvesant Town residents these days. Tish-Spy took some time off from their busy private party flight club schedule to inform residents of 444 East 20th Street that their laundry rooms will eventually be installed. A Sty Spy sent us this flier Tish-Spy posted in the building, (the do love their fliers), suggesting tenants take their laundry to a neighboring building because of a "mechanical failure." The Sty Spy tells us:

"This whole change over to new laundry machines at 444 E 20th has been a disaster. First they tell us September, then they tell us October...then they finally tear out the old machines and post this sign that they can't even bother to put in the new ones. So we have a laundry room with nothing but wires sticking out of the walls, and the one we are supposed to use - for 2 buildings to share - has 5 washing machines and 6 dryers."

Most residents agree the new facilities are not worth the wait. Of course this major inconvenience won't stop Tishman Speyer from blabbing to the press about how they "seamlessly implemented" the new laundry facilities.

Flooding on Stuyvesant Town's 20th Street Loop restricts already limited parking on the complex.This past weekend Stuyvesant Town revealed their newest amenity / essential to residents, Oval Venice! It appears there is something wrong with the recently repaved 20th Street Loop that causes severe flooding when subjected to small amounts of rain. This photo was taken by a Sty Spy Saturday night shortly after it stopped raining. The Sty Spy writes:

"As you can see, the falling leaves (and we now have PLENTY of trees producing leaves!) clogged the storm sewers and turned the outlet of the 20th Street Loop into a swimming pool!  The tide reached higher than the top of the curb and was sloshing onto the sidewalk. Several cars were nearly swamped and some were even forced to back out of the loop in the wrong direction! And where was security you ask?
 
We called them at about 10:00 to report a "dangerous water condition"...and waited for them or maintenance to show up to at least block off the road...and waited...and waited...until we got fed up and went home about a half-hour later!"

Thankfully Stuyvesant Town's leasing office keeps their prospective victims tenants as close to First Avenue as they can so the amateurs are not swept away in the Venetian nightmare.

Stuyvesant Town residents without gas for over a week.Just when it seems like Tishman Speyer and Stuyvesant Town's bad publicity couldn't get any worse we learn that three of their buildings have been without gas for over a week. Way to save a few clams! 522, 524 and 526 East 20th Street have been without gas for over a week and tenants are furious. As usual communication from Tish-Spy is poor at best. When residents do receive information it's through the state sponsored radio / HAL 2000 intercom system on the wall. The problem stems from a gas leak in one of Con Edison's main lines. The resident website reports:

"Starting October 20, 2008: Gas Shutdown in Your Building Today

Con Edison has turned off the gas due to a leak in the main line. The lack of gas means your stoves will not work until the situation is corrected. Our plumbers will be accessing every apartment today to manually turn off the gas connection to the stove while repairs are being made. Please leave your top lock unlocked today.

We will provide updates as the situation changes.
We apologize for the inconvenience and thank you for your cooperation."

A Sty Spy tells us about work done in his/her apartment.

"Workmen (contract plumbers, not Tishman Speyer or ConEd employees) came in and ripped up my kitchen wall, informing me that they would be back by the end of the week to connect the gas lines. When I asked what the problem was they said the gas line connection to the apartments in my building were "illegal" and that each apartment MUST have a shut off valve for gas outside the wall.

Coincidentally, when workmen came last Monday, the 20th, they actually installed a shut off in the wall where one did not exist. I guess no one really knows what they are doing and Tishman Speyer is just wasting time, money and inconveniencing us in our homes. When I asked if this lack of compliance to building code is unique to these three buildings, the worker said, "The other buildings will be fixed as leaks occur.""

To make up for the lack of gas, Tish-Spy has been serving free dinner SRO-style in the basement of 278 First Avenue. Freeloaders beware, they are checking id's to be sure you live in one of the gasless buildings - of course security guards and Tish-Spy's maintenance staff can chew no questions asked. Lux living at its best!

"Over the past two years, the owners of Stuyvesant Town and Peter Cooper Village have beautified the development, planting thousands of trees and shrubs, and adding a gym, a lounge and other amenities.

Though the sprawling residential complex's appearance has improved dramatically, its finances have turned downright ugly. Expenses running above expectations and lagging revenues have combined to drain cash reserves to the degree that Moody's and Standard & Poor's have downgraded some of the complexes' debt in recent weeks.

The downgrades mark a rare public setback for real estate mogul Jerry Speyer, the chief executive of Tishman Speyer and consummate New York power-player behind the $5.4 billion acquisition of the property in 2006. The agencies' moves come at a time when another of his deals--last year's $22 billion purchase of Archstone Smith--is also in trouble.

But since then, Mr. Speyer has had to write down the value of his investment in Archstone by 25%. What's worse, he now finds himself saddled with a bankrupt partner--Lehman Brothers Holdings--as his firm seeks new capital for the deal.

Mr. Speyer's timing for both deals couldn't have been worse. Best-known for his firm's ownership of such commercial properties as Rockefeller Center and the Met Life Building, Mr. Speyer decided to make a major residential move when the market was hitting its peak.

"Some people will question whether [the Speyers] have enough expertise in the residential market," says Craig Leupold, president of Green Street Advisors Inc., a trading and research firm specializing in real estate businesses."

Stuyvesant Town residents hold a canned food drive for Tishman Speyer.Stuyvesant Town residents have organized a canned food drive to be held at Oval Lounge this weekend for their cash strapped landlord Tishman Speyer. The event hopes to raise enough food to feed the financially devastated corporation and their families straight through the holiday season.

Support Lux Living - Click on our Google AdsOver the summer reports of Tishman Speyer's money troubles began surfacing in The Wall Street Journal, The New York Times, Crain's, Barron's, and the New York Post, all reporting Tishman Speyer is continually losing money on Stuy Town. Lengthy legal battles attempting to evict rent stabilized tenants and an expensive, unhealthy obsession with landscaping has caused Tishman Speyer to burn through more than $400 million in just two short years. Their legendary mismanagement of the property has become so bad they have made the 80-acre Manhattan property worth 10% less than when it was purchased. As their major investors continue to lose money, the future of Stuyvesant Town looks bleak.

In an effort to save what little money they have left Tishman Speyer recently rolled out several cost-cutting initiatives. They replaced all of the washing machines on the complex with units that use less water and electricity and have begun turning off electricity in buildings between 3AM-6AM. Hundreds of security officers and maintenance men have been relieved of their duties and now Tishman Speyer is planning on charging residents for utilities that are already included in their rent.
 
All of this pathetic penny pinching is sending the message to Stuyvesant Town residents that their landlord is desperately struggling to survive in a troubled economy. With the help of The Food Bank of New York City, Stuyvesant Town residents have organized a canned food drive this weekend at Oval Lounge. They hope to receive enough donations to keep the Speyer family fed straight through to the New Year.
 
"At first I was furious because they haven't turned my heat on yet, I mean, I have a newborn," a tenant tells us. "But then a neighbor told me that Tishman Speyer has no money and I felt bad. I have a few cans of cranberries I'm donating."
 
"I'm donating everything! Creamed corn, old tuna, and pumpkin pie filling," says a resident of 449 East 14th Street. "I'm afraid that if we don't help the Speyer's now, they'll be selling the doors and mailboxes for scrap metal. We all have to make sacrifices."

Mary-Anne Riley, the tenant responsible for organizing the event, said she got the idea to utilize Oval Lounge during a recent walk through the Oval. "There's never anyone in there except that one girl who tends the space all day long. I know a canned food drive was not the type of event Tishman Speyer intended to host at the lounge but at least it will be used in a non-violent manner."
 
Donations can be made all weekend long by dropping off canned food to the Oval Lounge. The Speyer's thank you in advance for your generosity.

Stuy Town residents learn via the New York Post that they will soon be paying for their own electricity.Stuyvesant Town residents are learning via the New York Post, and not from their landlord Tishman Speyer, that they will now have to pay for their own electricity despite the fact their leases say otherwise.

"Residents of iconic apartment complexes Peter Cooper Village and Stuyvesant Town will soon be paying for their own electricity, The Post has learned.

The 11,000-unit apartment complex is in the process of converting to a metered system as part of a series of cost-saving initiatives being pushed by Stuy-Town's new owner, real estate developer Tishman Speyer, people familiar with the matter said.

The metered system is expected to be announced to the complex's 19,000 residents in the next few days. It will be rolled out as part of a larger plan to reduce overall energy usage by 20 percent over the next three years."

The article also claims that Tish-Spy is hurting for cash so bad that they have outsourced their billing to India and refuses to pay Stuy Town employees overtime if they are working on stabilized apartments.

Stuyvesant Town tenants must compete with employees for the limited available parking spots.Stuyvesant Town residents are having an increasingly difficult time finding parking within the 80-acre complex. For the past six months ongoing repaving projects have shut down several major roads, forcing residents to either find alternate parking on the city streets or pay a costly monthly fee for garage parking. Tenants who are lucky enough to find parking within Stuyvesant Town are realizing that they have to unfairly compete for the parking spots with Stuy Town employees and contractors who insist on parking their cars for days at a time.

As it stands tenants can only park on the left hand side of the streets in Stuyvesant Town, the reason being is that the roads need to be accessible to emergency vehicles. The roads or "loops" as they are referred to, provide parking on a first come, first serve basis. But now residents are noticing an increasing trend in Stuy Town's staff and contractors squatting in the parking spots and only making them available to other employees.

"As I was walking back from 5th Avenue, I overheard these two guys on the First Avenue Loop coordinating their work schedules. As the one employee was leaving the other employee immediately pulled into the spot...I was pissed!"

Another tenant tells us how a Stuyvesant Town employee stole her parking spot for a supposed plumbing emergency only to be caught making a coffee run. "I was about to pull into a parking spot when I was cut off by an employee who stole my spot. He said he had to tend to a plumbing emergency at Oval Amenities... I didn't think twice because we all know they're full of sh*t over there. When I made my way around the loop again a minute later, I saw him walking back from Dunkin' Donuts stuffing his face with a cruller, spilling coffee on himself. Some emergency!"

Handicapped residents are also having a hard time parking their vehicles. After the 20th Street Loop was repaved, two of the four existing handicapped parking spots in front of 19 / 21 Stuyvesant Oval were removed. An angry tenant phoned management about the problem. They first told him he was mistaken but after further investigation management said the contractor was at fault for the missing parking spots and provided no further information.
 
When asked about the parking shortage on the complex, Tishman Speyer spokesman, Bud Perrone, suggests tenants "take a helicopter to work like everyone else."

Stuyvesant Town's new amenities are already undergoing repairs.Having been open for only a day or so, Stuyvesant Town's Oval Amenities / Essentials are already undergoing repairs. A Sty Spy photographed workers replacing one of the large glass windows on Oval Film that allow residents to stare into the the empty wreck rooms. Thankfully the four members that signed up for the Oval Amenities / Essentials were not hurt by the previous wiggling window.

Oval Lounge remains empty after a violent fight broke out at a private party hosted by Tishman Speyer.

Just five days after Tishman Speyer christened Stuyvesant Town's Oval Lounge with a private party the ended with a bloody and violent attack, Oval Lounge is now open to its Oval Amenities / Essentials members. Did you hear that? It's OPEN! You can go in now. What? No, you will not be attacked by beer bottle wielding brokers. Wherever did you get an idea like that?

Tishman Speyer's witch hunt was found by the courts to have made false claims in 339 cases against rent stabilized tenants.Tenants of Stuyvesant Town and Peter Cooper Village will continue to debate whether or not yesterday's ST/PCV Tenant's Association meeting was productive, either way we did get realistic numbers concerning Tishman Speyer's crusade to evict legal, rent stabilized tenants. According to Congresswoman Carolyn Maloney, Tishman Speyer was found by the courts to have made false claims in 339 cases though in all fairness they did manage to find 2 whole people abusing the system.

"State Senator Tom Duane, Assemblymember Brian Kavanagh, Council member Dan Garodnick, Congressmember Carolyn Maloney and other officials today announced legislation they will be introducing requiring landlords to pay attorney's fees and/or expenses incurred by tenants wrongly accused of breaking rent-stabilization regulations. In cases where a landlord if found to have knowingly served a notice containing facts or allegations that are not true, the landlord shall be liable for three times the tenant's legal fees."

"I left one of their 6pm-8pm open houses when refreshments ran out after 45 min. These rooms are TINY, people. I realized while standing in there that each one of these Oval spaces has the same footprint as 2 two-bedroom apts (approximately 1500 square feet). Think about it: 1500 sq feet to serve a community of 25,000 people?"

Stuy Town children learn to make their own snake pits of doom.Grab your little haunts and get them over to Oval Gasp this evening for Stuyvesant Town's Halloween Decorating Event. Stuy Town gardeners will be on hand to teach residents and their children how to spook up their apartments using a variety of materials found at home.

Projects include:

Pet Cemetery: Using left-over chicken bones and a bag of potting soil, children will learn how to create a mini bone yard for their pets of yesterday. Bonus prize for the most realistic tombstone carved from a bar of soap.

Tishman Speyer provides free pizza, plastic trees and hostile security for their private party guests.Tishman Speyer knows that no elite, private party is complete without pizza, plastic trees and confrontational security guards. Pizzazz!
 
Suddenly realizing that Cetra/Ruddy's floor to ceiling glass walls on their Oval Amenities / Essentials may not create the most inviting atmosphere for a party, private or otherwise, Tish-Spy solved the problem by covering the eyesore with a row of plastic trees, much to the delight of some seniors passing by.

Apparently fearing some unspeakable tragedy may be in store for their guests, extra security was put in place for the event to keep everyone safe, including the pizza.  A resident passing by was taking photos when security had the following conversation with him:

"...About 10 seconds after snapping my first photo I was approached by two security officers.  One tall lanky one whose name I didn't get and a short stocky younger guy, Officer F,  who - swear to god - was eating a slice of pizza the entire time he talked to me.

The two come up to me and Officer F says, smiling, "Can I help you?"

"No, thanks, I'm OK," I respond.

"You a resident here?" the lanky one asks.

"Yes I am. Is there a problem?"

"You can't take pictures. This is a private party on private property," continues Lanky, his voice getting louder.

"Uh, I was just walking by on my way home. I can't take a photo of an event happening in the complex I live in?"

"You need permission from Management to take photos. Those are the rules," Officer F answers, mouth full of pizza.

"It's just that I don't see any signs up anywhere stating those rules," I offer.

No answer from either, just stares.

"Let me understand this," I continue. "Is taking pictures something you could arrest me for?"

"No, no, no" they both say.

"Or write me a ticket for?"

"No, no arrest, no ticket, no one is saying you're getting arrested here," says Officer F.

"So I can snap a few more pictures then?"

Before they can answer a woman comes up to them, a middle-aged ST resident complaining about something in her lobby. She's pretty upset, and during a break in her rant I say to the guards, smiling "Looks like you guys have your hands full tonight," and walk away, but not before snapping three more shots of the oh-so-private event inside.

The fact that Management holds a private party for themselves in space dedicated to serving the residents is ludicrous enough. Add to that the wall of trees put in at the last minute so no one can see inside, and the apparent no picture-taking "rules" and you're getting into the land of the surreal.  But when management uses PCVST Security to deliberately harass and intimidate residents from exercising basic rights, well the only word I can think of is shameful."


And at that moment, another Sty Spy was born.

Stuyvesant Town sets up green middle fingers around Oval Lounge.Oval Amenities / Essentials set up a rigid wall of trees around Oval Lounge this morning to keep their private party planned for tonight extra private!  The green middle fingers were put in place to keep residents from seeing the disappointed faces of investors when they ask, "this is it?" On the plus side, this event is unlikely to run out of snacks and beverages.

Well thanks to American Leisure, the detail disorientated lifestyle team responsible for the amenities / essentials, you can. The company forgot to acquire the domain names for each of the spaces so anyone can register one and create their own Oval Amenities / Essentials website...or blog!

OvalConcierge.com, OvalKids.com, and OvalStudy.com are all currently for the taking at Register.com. (OvalLounge.com and OvalFilm.com have already been acquired.)  In all honesty this oversight should not come as a surprise to anyone who receives the ransom note prose sent out by American Leisure's staff. They're still struggling with stringing together e-mails that don't sound as if they received their credentials from a correspondence course.

Jerry and Rob Speyer stare at the biggest real estate blunder ever.
"Stuyvesant Town residents have been alerted that a controversial electronic photo key card system will replace lobby door keys starting Thursday.

The move is already drawing criticism from some residents who say it would make it easier for Stuy Town to identify and remove tenants who illegally sublet there.

Still, signs posted in the massive World War II-era rental complex state that lobby keys will no longer work after Wednesday, October 15th.

In order to obtain the key cards, residents must present a photo ID such as a current driver's license, student ID or passport at the complex's management office. Tenants may obtain cards for employees or guests by accompanying them to the office.

The key cards are part of a new security system at the complex that includes cameras in elevator cabs, sensors on roof doors, and roof alarms, the flier states."

Oval Amenities / Essentials Opening When Tishman Speyer purchased Stuyvesant Town in 2006, residents anticipated major changes in the way the complex would be managed. Now some two years later, they feel management lacks any real vision for Stuy Town's future. A walk through the Oval during their amenities / essentials open house reveals the psyche of a management company that is so completely out of touch with the community it purchased that it will try anything it can to keep its pulse beating no matter what the cost.

For the past five months Tishman Speyer has been working on a series of small function rooms in the Oval that are sometimes referred to as amenities and at other times are called essentials. The project has seen continued delays and their marketing of the spaces has been a huge failure. Glossy postcards and pamphlets sent to Stuyvesant Town residents provided vague descriptions of the spaces that promised to "engage the body" and "challenge the mind." Along the way they used Frank Sinatra and Keith Haring in a questionable attempt to show the amenities / essentials are multi-generational. The one message they could clearly convey is that the spaces will be available for private party rentals...as private as a party in a floor-to-ceiling glass cage can be.

The marketing materials were followed by a series of poorly written, typo drenched emails that encouraged tenants to attend a weeklong open house for the spaces and repeatedly stated residents should "see for yourself." Well, tenants did see for themselves. They saw that, in a rush to present the group of unfinished amenities / essentials to an already skeptical community, management failed to prove anything other than the spaces are small, nearly identical, and they can't sustain free refreshments for more than an hour. Residents are already wondering what these spaces will be converted to next year.

Oval amenities / essential representatives give conflicting information over the phone though most agree that membership includes a $250 initiation fee and a monthly charge of either $20 or $25. Click here for the schedule of "events."

Oval Kids still under construction.Via The Stuyvesant Town Report:

"None of the Oval Essentials are still 100% complete, but today marked the start of open house for two Essentials--Oval Study and Oval Film--with Oval Lounge and Oval Kids holding open houses tomorrow. Remarkably (well, not really) Oval Kids is way behind schedule, with the patio still a mess and the interior an equal mess. If this opens tomorrow, it may well be called Oval Death Trap, as surely parents will have to watch out that their kids don't trip over work either sloppily done or still not done. So bring your cameras and collect yourselves in front of Oval Kids between 11am and 2pm to see how many accidents you can manage to catch in the making!"

Mac Gray Washing Machines need frequent repairing.Judging by an email we received this morning, it looks as though Stuyvesant Town residents will have to continue beating their laundry on rocks at Stuyvesant Cove:

"I live in 451 E. 14th St and every time I go to do laundry 3-4 washing machines are broken. They told us the new card machines would take credit cards--they do not.  They only take cash. The management sucks and won't do anything about these machines.

I called Mac Gray today to tell them how many were broken and they acted like it was new news--they said there was no report of any broken machines. WTF? One of those machines has been broken for 4 weeks! Please write up about our horrible 'new' machines and encourage all of your readers to call 1.800.MacGray"

"This place becomes a bigger and bigger liability each day. Aside from the fact that the bushes are a stalkers dream come true, does anyone really know if background checks have been done on their employees?

Is Oval Kids a daycare center? Do you drop your kids off or do you attend to them yourself? For all the money they sink into their website and glossy brochures they really don't provide any real information. I'm still a bit confused."

Oval Study - Bring Your Own RefreshmentsStuyvesant Town's Oval Study was up and sort of running this morning as part of the Oval Amenities / Essentials open house. A Sty Spy went to check it out and said they ran out of their highly anticipated refreshments by 10:30AM, the bathroom was out of service and the patio was for members only despite the fact American Leisure encouraged "members and guests" to come check it out.

A sign posted said tomorrow's open house brunch is at the Oval Lounge after which they will "try to" have brunch every Sunday for members only. Apparently the $250 a year membership fee and $25 a month service charge doesn't cover coffee and bagels. It's also unclear how long it took Oval Amenities / Essentials members to feel taken.

Stuyvesant Town offers air to their residents.Inmate number 548086 sent out this e-mail on behalf of Stuyvesant Town's Oval Amenities or Essentials...it seems they are unclear what to call them. Enjoy the child-like tone and typos.

Stuyvesant Town will replace all of their sidewalks with grass.Residents of Stuyvesant Town are all too familiar with noise pollution. Since Tishman Speyer purchased the property in 2006, the complex has become a 24 hour construction site. Residents have been complaining to management about the noise for months so in an attempt to placate the testy tenants, Tishman Speyer is tackling the problem in their signature style: Waste money, buy plants.

This weekend Tishman Speyer will begin ripping up all of the existing sidewalks in the complex and will be replacing them with plants, lots and lots of expensive plants. George Hatzmann, Tishman Speyer's horticultural go-to guy explains. "We keep replacing the sidewalks but within weeks they crack again and we just can't figure out why," he tells us scratching his head. "We get four or five hundred calls a day about how noisy it is around here so we decided to replace the sidewalks with grass and plants."

Hatzmann, oblivious to the fact that the noise tenants are complaining about is caused by construction and not footsteps, thinks the additional greenery will solve the problem. "Hopefully the grass will dissuade women from walking around in those noisy high heels and we can all get some peace and quiet again."

Oval Kids is a safe and secure location for your children to play.Stuyvesant Town's Oval Kids is set to open on October 12th and the tykes are buzzing with excitement!  "Can we really do yoga in front of the window?" "Is Rob Speyer really giving puppet shows?" "Daddy, who's that man watching me from outside?"
 
Stuyvesant Town residents should feel completely safe letting their children frolic in Cetra/Ruddy's see-through playhouse, after all, a prestigious company like Tishman Speyer would never cut costs on running the appropriate background checks on all of the staff that would be coming into contact with the children, right?

We wouldn't want to see this happen again.

Stuyvesant Town streets are covered with garbage.Stuyvesant Town residents are noticing major cutbacks to basic services on the complex thanks to Tishman Speyer's inability to manage their finances. Repair men, maintenance workers, and even the infamous dumpsters that are routinely emptied after midnight, have all been fired in an effort to keep the property from foreclosing.

Credible news sources such as The Wall Street Journal, Barron's, and Crain's have been following the financial crisis Tishman Speyer is facing due to their inexperience at managing a large scale residential property. Unnecessary legal battles with rent stabilized tenants, a failed landscaping endeavor which continues to this day, and investing in a slew of amenities that residents are vocally disinterested in have caused the management company to burn through their $400 million cash reserve meant to tide them over should the property ever become profitable. As it stands the apartment complex is worth 10% less now than it was at the time of purchase thanks to Tishman Speyer's blind ambition.
 
Though most of the articles mention the tough times for Tishman Speyer, they fail to mention how the cutbacks are affecting the quality of life for tenants on the complex. "I've been calling the management office for three days trying to get a plumber," says Ann Bonfiglio, a 25 year resident of Stuyvesant Town. "In the 'old' days I called maintenance one time and they were here in 10 minutes but nowadays, I basically have to send a registered letter to get them to return a call." Another tenant tells us how her recycling room looks like a landfill by days end.  "It's a disaster area down there! There are piles of garbage, piles of recycling, piles of abandoned baby carriages. The damn college kids made an eight foot tall pyramid out of empty Budweiser cans that came toppling down on me. I was trapped for three hours!"

Other residents point out a new trend among management which involves dumping large piles of garbage directly onto the streets since there is little money in the budget for dumpsters. A Sty Spy snapped the above photo of perplexed maintenance men standing over one of the many heaps found across the complex. "This place makes no sense to me," says Richard Nathan, a resident of 8 Stuyvesant Oval. "I walk through the Oval every day and they are constantly planting ferns, spinach, cabbage, bok choy, just in time for the frost to kill it all. They find money for that but they can't find money for garbage removal?"

An 86 year-old resident sums it all up. "They want us out, dead or alive. The way things are going, we'll be lucky if they turn on the heat before Christmas. I hope I live to see the New Year."

Oval Essentials Opening A Sty Spy sent us this almost grammatically correct e-mail from American Leisure which lets the Oval Essential members in on the exciting pre-opening schedule of events. (After all, isn't it every kid's dream come true to do Downward Dog in front of a plate glass window?) The e-mail states that "Oval Lifestyle associates" will be on hand to answer any questions that members and their guests may have about the spaces and their assumed practicality/value. Using generic terms such as "Movie house" and "Kid & Parent" indicates there isn't much going on so get in, eat your free juice and cookies, and get out.

Stuyvesant Town's new leasing office.In their continual effort to conserve energy, Tishman Speyer has now darkened their new partially broken sign at the new Stuyvesant Town leasing office. Since inquiries about apartments are at an all time low, management is also considering turning off the lights inside the stark ghost town as well.

Stuyvesant Town now employes cockroaches as doormen.Stuyvesant Town residents wonder how their landlord and management company, Tishman Speyer, can call the middle class apartment complex "luxury" when they don't have the basic doorman service that real luxury buildings have.  Residents would prefer their buildings to employ doorman and not Tishman's Big Brother monitoring system which includes spy cams and electronic ID Key Cards. Tenants are learning today via e-mail that they are indeed finally getting doormen but it's not quite what they had expected from a supposed luxury apartment complex. The e-mail tenants received from management was penned in their signature ransom note style and read:

The new doorman service put into place by incompetent Tishman Speyer doesn't employ actual doormen, but instead employs the thousands of roaches that have infested the buildings. "This has to be the most vile thing yet," an enraged tenant tells us. "What next? Mouse maids?"

A few buildings have already begun using the door-wielding vermin and much to their surprise some tenants are actually satisfied. "The cockroaches do a much better job taking care of the buildings than Tishman Speyer ever did," a satisfied tenant tells us. "The sorority girls in my buildings are such pigs but thanks to the new roaches there's never any leftover pizza or Bud Lite cans in the recycling room anymore. They even take care of the vomit in the stairwells!"

Another tenant tells us she finds the new doormen to be the best thing Tishman Speyer has done with the place yet. "Before the cockroach doormen were put in place, I'd come home with groceries and the cockroaches would swarm me and make off with my bags," says Mary O'Donnell, a resident of 6 Stuyvesant Oval. "But now they take my heavy bags from me and deliver them right to my front door. I usually tip them with a slice of stale bread. That's their favorite."

When asked for comment, Tishman Speyer spokesman, Bud Perrone said, "I have no idea what goes on over there. I haven't opened a door for myself since 1954."

Stuyvesant Town should think about investing in silk flowers."When MetLife sold the property in 2006, it estimated residents of 1,600 apartments would move out, die or have their rents reach the $2,000 deregulation threshold by the close of 2008, letting the landlord raise rents by any amount the market would bear. So far, Tishman has only deregulated about 1,000 apartments, according to S&P, 38 percent fewer than MetLife estimated was possible.

A debt service fund established in 2006 with about $400 million now has $165.7 million in it. A general reserve account has fallen to $33 million from $190 million, S&P said."


Of course this cash shortage hasn't stopped Tishman Speyer from ordering yet more plants for the complex. A Sty Spy snapped the above photo yesterday of the newest shipment of plants that Stuyvesant Town's gardeners plan to kill this weekend.

Last night members of Stuyvesant Town's Oval Essentials, formally known as Oval Amenities, received an email letting them know that the We're not sure if Oval Management is red-wine-emailing or if they have hired prison inmates to scribe their correspondence but whatever the case may be, they should perhaps polish up on their communication skills.

The email sent by American Leisure, a company that appears to be providing the additional luxury to Stuyvesant Town, stated the "essentials" will now open on October 20th, ten days later than the recent postponement date of October 10th given to another "essentials" member on September 29th. The Oval Essentials / Amenities were originally scheduled to open today, October 1st.

The informal and typo addled email stated:

Several weeks ago Abigail Michaels' Oval Concierge sent out an introductory email that revealed their entire email mailing list to all of its recipients. Several days later they sent out another email apologizing for their boobery.

Tishman Speyer routinely allows construction late at night in Stuyvesant Town.What's going on tonight in glamorous Stuyvesant Town? Are they filming a new episode of Gossip Squirrel? Nah, just more routine midnight construction projects.

In an effort to further encourage Stuyvesant Town residents to loathe their space, tonight Tishman Speyer allowed this construction crew to build a temporary (emergencey?) façade outside the Dunkin' Donuts and Verizon stores on First Avenue. A Sty Spy took these photos of the construction site around midnight when she gave up on sleeping because of the late night sawing taking place beneath her window.
