Stern, seven months pregnant, and her perky friend chirp away for five painful minutes in a cavernous sounding apartment which only intensifies their heinous accents. The gal pal's enthusiasm for the benign Huffman Koos furniture is frightening as is her over use of the word 'gorgeous.'  The only thing lacking in the ovary-orientated piece is where the contest winner can find the nearest Pink Berry and Tampon Hut.

The cheap commercial further shows how desperate Tishman Speyer is to fill their Stuyvesant Town apartments. In a city where the need for affordable housing is at an all time high, it's anyone's guess why Tishman Speyer is consciously appealing to Long Island's trashiest.

Just so you know, this is what is accurate about that computer-generated picture: the floor, the position of the front door and the kitchen doorway, the window, and the wall color. Left out are the radiator under the window, the kitchen door, the ubiquitous beams (ceiling and walls), the true proportions of the room, including the ceiling height. The view, if it were real, could possibly be to the south--that's definitely not the Empire State Building. Having once had an unobstructed southern view, though, I think this is another computer fantasy.

From 2000-2005 I sublet a friend's north-facing "D" apt at 272 First Ave, and that was precisely the layout, although the views of the Empire State Bldg and Chrysler Bldg weren't as grand as that photo depicts -- conspicuously missing are, yup, you guessed it, trees and other ST buildings! The vantage point through the "window" suggests ST buildings are 20-25 stories tall.

Is there ANY fix to it at ALL? When you compare 'girl' versus 'giri', it made me wonder if it was possible to change the formatting of my name, and sure enough, I went from 'dryamaka' to 'DR yamaka' faster than how 'Chastity' went to 'Chaz.'

That video is nauseating! I would hate to live downstairs (or upstairs) from that apartment. You can hear the heels clicking around on the uncarpeted floor and their duck-quack voices just bounce off the walls. 'Sokay if we go back on topic? Is anyone else just a little bent out of shape that the effort, the hard work, that we put into keeping our apartments and making them homes is being trivialized and kicked to the gutter by the fact that T/S and this idiotic radio station, Z100, are treating an apartment in Stuyvesant Town as a trinket to be handed out to an accidental tenant in a random contest?

Well, it may not bother anyone else, but I pay too much of my monthly income in rent to find this even the least bit amusing. We all know that T/S doesn't give a fig about the tenants, or the negative publicity they keep generating for themselves, but I would have thought that a radio station would have been a little more in tune with what makes for good community relations and what does not. Apparently I was wrong.

I would rather not have to spend the time doing this, but I intend to start writing letters to the businesses that advertise on Z100 and ask them to withdraw their business from the station while this travesty continues. I hope that one or two of the literary mavens here might do so as well.

Talking about problems - you know who I saw feeding the squirrels last week in PCV? - Bernie Goetz! I see him occasionally in the complex and one of my neighbors said he lives in ST

You are absolutely right; I hadn't considered that, but it really does trivialize the efforts of those who signed up on the list, and then put up with perhaps deplorable conditions elsewhere until they got to the top of the list.

It also trivializes the sacrifices of the original tenants - the WWII vets who originally qualified for an apartment on account of their sacrifice during that war, an apartment that can now be had just for being the lucky clown in a radio contest circus.

I just hope and pray that the judges who will decide the Roberts case haven't been bought and corrupted by the real estate lobby the same way the Senate so-called Democrats have. I have zero faith in the democratic process (and the Democrat party) in New York City and State, especially since Bloomberg was able to buy the election, overturn term limits and will probably be buying himself a third term.

I definitely won't be voting for Tom Duane. He is a useless, one-trick pony.

Watch J-51 Arguments LIVE on the Web

The New York State Court of Appeals will hear arguments on the J-51 "Roberts" ruling on Thursday, September 10th. The court convenes at 2:00pm. You'll recall that the State Appellate Court ruled in March that Tishman Speyer - and MetLife before it - improperly deregulated some 4,400 Stuyvesant Town and Peter Cooper Village apartments while receiving more than $24 million in tax abatements under J-51, a City program intended to encourage landlords to improve their properties.

The Court of Appeals recently announced that all oral arguments will be available for watching and listening live on the Internet. To watch the action as it happens on September 10th, go to www.nycourts.gov/ctapps/. ; That's the site of the Court's home page and there's a convenient button to click to connect to the arguments.

The landlord was given permission by the Appellate Court to appeal the case to the state's highest court. If the ruling is upheld by the Court of Appeals, it will be a landmark victory not only for residents of our community but for market rate tenants in other rental apartments whose owners have accepted J-51 benefits.

Landlord organizations have mounted a well-funded effort to reverse the ruling. If it stands, Tishman Speyer must restore the affected apartments to rent-stabilized status and reimburse current and past market rate tenants who have been paying rent overcharges. If the Court rules for the Defendant, not just Tishman Speyer and MetLife but landlords throughout the city will dance in the streets.

Before ziggy/Beulah get started on yet another campaign to tarnish the rep of another ally doing work on our behalf, please allow me to note that Tom Duane has been a long-time tenant advocate and has counted Michael McKee (a name everyone here should be familiar with) as a friend and ally for more than 30 years.

If you two want to take potshots, how about aiming at those Dems who sacrificed tenants back in Feb when they gave Espada charge of the Housing Committee in exchange for getting Malcolm Smith installed as Majority Leader? And what do you think it cost Sampson and the Dems to get Espada back in the fold last week? Here's a clue, besides getting named Majority Leader, Espada and his top advisor Stanley Schlein (a high-powered real-estate-industry lawyer and lobbyist) can now be sure that vacancy decontrol repeal is dead, at least for the time being.

I am a paid-up member of the TA and admire what they have done and continue to do. Re: Tom Duane working on our behalf. I have been to just about every TA meeting and rally for quite a while, and Duane always shows up to remind us of his glorious past fighting for tenants rights and promising to lead us in various activities. To date, what has he organized? Has he led us in any sort of action to show our solidarity against TS and the rent laws? The answer is no. He's a big bag of wind, as far as I'm concerned. Did we see any leadership from him on this issue in the State Senate? I don't think so.

I, too, have been wondering what happened to Liz Krueger. She impressed me as a thoughtful, intelligent person who could be counted on to support the issues that are important to us. I still can't figure out how a nonentity like Malcolm Smith managed to get into a position of "leadership" when there must be more capable people around.

I googled Liz Krueger and she still is in the Senate and claims to be a tenants' rights advocate. She does seem to keep a low profile though! I have a feeling that the old guy who she replaced (Roy Goodman) would have been showing a bit more alacrity that she has so far.

Need I remind everyone that for several days at the beginning of the Senate saga, Tom Duane disappeared and was , by a number of accounts, seriously considering joining the coup over the issue of gay marriage.
I understand the importance of that issue to him but he is an elected official who should put the interests of his constituents first, and he did not.

RR- An ally is not someone who just cheerleads at meetings.For years we have heard Tom Duane lament the lack of a Dem majority in the Senate. Finally the Dems gain a majority and the Reps stage a coup with Estrada .What is our State Senator's initial reaction? he disappears for a number of days , with numeroous reports that he is seriously considering joining the coup beacuse of their promise to vote on gay marriage.
While I understand the personal importance of that issue to Tom, he is an elected official who , in his role as such, should be primarily concerned about his constituents.
RR-if gay marriage is a top priority for you then Tom has shown he is your man. But ,for me (and I believe the vast majority of RS tenants) reinvigorating RS is a far more important issue. We need a representstive in the State Senate who agrees with that and "walks the walk not just talks the talk". To date, Tom has been just the latter and the recent incident regarding the coup indicates to me that the issue of RS is simply not quite that important to him. And that is not good enough!

Who the hell proofed these contest rules? It's littered with stuff that looks like it was written by either a first year law student or a lawyer who isn't familiar with contract law. 'Rent free' = 'rent-free', and I'm pretty sure I interpreted one part as saying the 'winner' was responsible for paying taxes on the net value of the 'prize' of $37,000, which is a big fat lie (I think if I had to pay taxes on what I already paid in rent for this place I would shoot myself).

Go go Gadget- get a better legal team.

When you win something, you owe taxes on the value of the prize. That's not an error in the rules.

ziggy- What do you mean, Duane's "a nice guy who is great at cheerleading but short on results, at least with respect to RS." What do you base that on? For most our lifetimes the convenient legislative arrangement in NY State was for Dems in the Assembly to pass every sort of pro-tenant legislation under the sun, secure in the knowledge that their efforts would die a certain death in the majority GOP Senate. All that changed only this past February when Dems gained their two-seat majority. Most of the term was taken up with, per usual, passing the budget. Nevertheless in that short period of time Dems were able to kill the odious Rockefeller drug laws, fund new addiction treatments, and finally start hearings on the The Forest City Ratner Atlantic Yards' deal. Next up was a campaign finance reform bill to cut max campaign donations from $56,000 to $7,500, gun legislation, and rent reform legislation that included repeal of vacancy decontrol. During this term, Tom Duane was working with Michael McKee's tenant group Real Rent Reform putting together a bill that would have completely overhauled the Bloomberg's rubber stamp Rent Guidelines Board. Among other things, the bill required that all mayoral appointments had to be first be approved by the City Council, that the makeup of the board would give tenants more equal representation, and which would have lowered the rent increase on vacated apartments from 20% to 5%.

All these efforts were killed by a successful effort to purchase the defection of Democrats Pedro Espada and Hiram Montserrate, engineered by Tom Golisano and powerful business lobbies. People are REALLY angry at Albany over this, and rightly so, and now there's a strong current of "throw the bums out." Fools act out wildly when they're mad, smart people pick their targets more carefully. Tom Duane isn't one of the "bums." The bums on the Dem side are easily targeted: the Gang of Four Dems who threatened to caucus with the GOP back in Feb if they didn't get their way: Carl Kruger, Ruben Diaz, Sr, Pedro Espada, and Hiram Monserrate. There are additional Democrats that were being targeted by tenants groups for going suddenly soft on rent reform back in May after receiving big donations from real estate lobbyists, but Duane isn't among that group, either.

You may think he isan effective legislator- on the issue of RR I believe he is not. I will grant you that I doubt he is one of the Dems taking landlord money but politics is the art of the deal and RR has been a huge unresolved issue for more than adecade because of Bruno. I believe RS should have been one of the first issues addressed by the Dem -controlled State Senate , not suffled aside to be dealt with "next term".
If true RS reform occurs prior to the 2010 campaign then I will vote for Tom, If not I will look for an alternative. As far as I am concerned, after the budget this isthe most important issue before the State Legislature

I'm not gonna get into another thingy with you, ziggy. This is the last I'm gonna write about Duane on this thread.

You don't like Tom Duane, but give no concrete reasons for it in your rambling comments other than that he went missing for a few days after the coup. Guess what? The minute Espada and Montserrate bolted, rent reform was dead for this term, per the plan by Golisano and the real estate lobby. There was nothing Tom Duane or anyone else could do to resurrect it.

Now we're back to where we were in May, only it's much worse: the Democrats' new post-coup arrangement with anti-tenant Espada as Majority Leader means that Pedro and his 3 buddies have an even tighter stranglehold on the Democrats and rent reform than before. All Espada has to do now is to threaten to bolt again if he sees legislation introduced that fellow Dems may want but that he and his lobbyist friends don't. So you're dreaming if you think rent issues will be addressed any time this term. (NOTE: a number of Senate Dems (mostly from Manhattan) oppose this arrangement, instead preferring a power sharing arrangement with the GOP that would leave Espada out in the cold.)

But back to Duane's going missing. What many people didn't realize at the time of the coup (including me) was that a lot of very angry people were mistakenly blaming Duane for the coup, thinking the Espada/Montserrate defections were over his same-sex marriage legislation. I suspect that had a lot to do with his going underground. We now know - as the Village Voice, NY Times, and New York Magazine have all reported - that the reason for the coup was not same sex marriage, but pending rent reform legislation (and on a very related note, campaign finance reform).

The rent stabilization law in NY has a sunset provision. Currently that means that unless extended by both houses of the State Legislature and signed by the Governor, RS will end in 2011 (I believe in June). That is the leverage Bruno and Pataki used over the last decade to significantly weaken RS. They offered the Dems a choice, a weaker law or no law.
At onee time the City Council controlled NYC RS but Lindsay ceded control to the state in the 1970s.

Rent regulations in NY State sunset, meaning that they are enacted for an agreed upon time, after which time they expire unless they are renewed by the state Assembly, the state Senate, and finally signed into law again by the governor...before the expiration date.

The renewal process is always a huge battle, the real estate lobby lavishes money on key politicians. If rent laws were allowed to expire, EVERYONE who is currently rent stabilized would be affected, including seniors.

I remember all too well when the RS laws were about to expire before. I think it was 1997, but can't be sure. We were all on tenterhooks while the pols dragged it out - I think Sheldon Silver made us wait an extra day because of the Jewish sabbath, which I'm not saying he shouldn't have. I also remember that at least one elderly person in either White Plans or Yonkers committed suicide because the stress level was so high when it looked as though the laws were going to expire. Only God knows how many people suffered heart attacks brought on by the stress. We'll just pack up and leave New York if the RS laws expire, but some folks won't be able to do that.

Espada started his career as a tenants rights activist, and first ran for office as a champion of the people/advocate on issues of poverty and healthcare. Now he steals from his constituents and then gives some of it back in the form of badly needed healthcare in an underserved community via his network of non profit medical centers. (Espada's medical centers are under investigation by AG Andrew Cuomo after employees were arrested for steeling $$$ from the center to finance Espada's campaign).

He is not a part of the Bronx Dem machine. He gets elected by moving around to different districts where the incumbents are weak. He always has $$$ to spend, but nobody knows where that $$$ comes from because he refuses to file campaign-finance disclosure as required by law. High powered real estate industry lawyer/lobbyist Stanley Schlein and Steven Pigeon, Tom Golisano's aide and coup mastermind, have both recently become Espada’s top advisers. That's probably a pretty big clue as to where his campaign $$$ is coming from these days.

He'll tell his constituents that he did what he did in June to reform Albany and because Latinos are under-represented in leadership positions. If you're interested in seeing rent regs renewed in 2011, you might want to consider volunteer or donating $$$ to one of the Tenants Groups that will be targeting Espada for defeat in 2010...

Yes there's hope. Beulah brought up 1996. That took a HUGE battle to get rent regs renewed after GOP State Senate Majority Leader Joe Bruno publicly promised members of the real estate lobby that he would end them that year once and for all.

Three terms of George Pataki dealt a bad blow to all tenants and thanks to vacancy decontrol, the numbers of rent stabilized tenant voters are smaller today than they were in 1996. But rent regs can still be renewed, though it will be critical for everybody to join the effort. It would also be helpful to have a Dem in the governor's mansion and a stronger Dem majority in the State Senate.

"Espada ... gives some of it back in the form of badly needed healthcare in an underserved community via his network of non profit medical centers." This is a standard technique for winning "hearts and minds." It's the sort of thing done by various groups elsewhere--provide a social service that the regular government should provide but doesn't, and people will become dependent on you and regard you as the lesser of two evils, even though you're not acting in their interest or the larger interest in any other way.

There were spates of suicides in Los Angeles, Boston and San Francisco as well for the same reason. Not everyone can afford to own a home and when rental property is seized upon and tenants gouged by greedy landlords/developers it creates a situation of hopelessness. People who complain about creeping socialism in this country should take a step back and look at what is causing it. Uncontrolled avarice does not equal healthy capitalism IMO.

I said something sadistic? I seem to remember we were talking about the thug who had been stalking and assaulting and robbing elderly people. I said he would experience surprise and pain if he mistook me for a victim. He would because I have a black belt in karate (among other things) so he would be very surprised at rather small woman flipping him on his ass and it would hurt! On another note: new boss as of yesterday, sat with her today. She, too, lives in Stuy Dorm and is in the process of re-negotiating her lease (it's up at the end of this month).

Funny thing: she talks with the Leasing Office and they're only willing to lower her rent by $300 from the $3500 she pays on her one-bedroom in the Oval. So effectively, she'll be paying $3200 for her 1br, when they're currently going for $2400 or so. So what she pays for now and has for the last year + is only being matched by what was offered by ST just 6-8 months ago and is a far cry from what is offered to brand new residents today.

I seem to remember reading somewhere that the New York Observer is owned by the Speyer family.

It is owned by Jared Kushner , member of a wealthy real estate family which owns 666 Fifth Ave. His girlfriend is Ivanka Trump.His father went to jail. There is a big article about him in NY Magazine this week

Well, I was half right - it's owned by a bunch of crooks. ;-) I think the Speyers or the Tishmans once owned 666 Fifth because it used to be called the Tishman Building (used to go to a nice bar "Top of the Sixes" up there many, many moons ago - in my youth). I think it's quite aptly numbered 666 because it's owned by devils!
